Why do you need Domestic EPC?
EPCs are required for a variety of reasons, the main one is because you are moving house. Another reason is that you have new tenants moving in to your rented property. For these reasons you need an EPC which forms part of the legal pack.
In addition, having an up to date EPC will help you decide if there is any immediate energy efficiency improvements you could make to help sell your property. This will of course indicate to any potential buyer just how energy efficient you home is, which in itself may help you to sell your property.
Other key reasons is that you need an up to date EPC is to support your application for a “Renewable Heat Incentive (RHI)” linked, for example, to Air Source Heat Pumps.

How do I get an EPC….
Following a request to have a inspection for an EPC we will visit your property and conduct the inspection. This will include taking measurements and checking on the construction, insulation, heating system, lighting and glazing. The assessor will also need to access your loft and take a look at your boiler. All this will then allow the Assessor to gather and review this information and enter the details in an accredited computer database. This in turn produces the report and the results of the assessment. The assessor then lodge the final report onto the “EPC Register” thereby making the report available to all on-line.
The report produced will provide a number of recommendations. These are designed to allow you to make informed decisions on improving the energy performance of your home.
How long does it take? Appointments usually take place within 2/3 days although this is often the next day! The survey takes around 30 mins to 1 hour depending on complexity. Once the survey is complete the assessor will review the details collected and make the EPC available on-line. This is normally completed within in the same day. Hard-copies if required, will be sent First Class Royal Mail and should therefore arrive the next business day.
